What is NDIS Specialist Disability Accommodation?

NDIS Specialist Disability Accommodation (SDA) funding enables independent living and vital support for those with extreme functional impairment or high support needs. With an annual allocation of $700 million, the NDIS targets Speciality Disability Accommodation, yet faces a shortage due to inadequate housing suppliers. An estimated A$5 billion is required to meet NDIS housing goals, prompting private investments. This initiative aims to ensure suitable housing for permanently or significantly disabled Australians. SDA funding, a part of NDIS, supports tailored livable homes for eligible participants. These homes prioritize accessibility, navigation, and customization while fostering maximum independence. By 2030, around 50,000 NDIS participants will require specialized housing, underscoring the urgent need for increased construction. Apex Finance Group aids in providing forever homes, enhancing independence and quality of life. We’re dedicated to offering ethical investment opportunities with sustainable returns, partnering with stakeholders for enduring solutions benefiting investors and participants alike

Earn between 8% - 15% per annum net returns, compared to the traditional residential sector's 4% p.a. net yield, enticing investors with lucrative opportunities in a dynamic market.

  • HIGH DEMAND LOCATIONS

Many locations throughout Australia have very high demand for SDA housing by participants that is not currently being met, highlighting a pressing need for expansion and development in this sector.

The structure and funding of Specialist Disability Accommodation (SDA) within the National Disability Insurance Scheme (NDIS) in Australia. SDA funding is sourced from both state and territory governments, which contribute around 50% of the funding, and reasonable rent contributions (RRC) that make up the remaining 50%. RRC includes 100% of Commonwealth Rent Assistance and 25% of the disability support pension. This combined funding is channeled through NDIS support payments specifically allocated for housing.

SDA providers utilize these funds to manage various aspects of housing, including rental yield, property maintenance, depreciation, and tenancy management. The system supports approximately 28,000 participants, or 6% of the total NDIS participants, with an annual expenditure of around $700 million. These SDA services are complemented by Supported Independent Living (SIL) providers, who offer care and independence support, including 24/7 in-home care, overnight assistance, and day programs at centers.

Additionally, SILs and other providers address broader daily living and capital needs such as transport, health and wellbeing, assisted technology, home modifications, education and training, and employment. The annual expenditure for these services is approximately $20 billion, highlighting the significant investment in supporting individuals with disabilities through various essential services. This comprehensive funding and service structure ensure that individuals with disabilities receive the necessary support to lead independent and fulfilling lives.
